AUCTIONEER’S NOTE: We will be selling a total of 1070 acres, located in the Sweet Springs, MO and “Blind Pony Lake” area. The Seller is getting all of these tracts surveyed, and we will update final acreage on this website when we have the actual acreages.
Location of Tracts A, B, C, and D: From I-70 at Sweet Springs, MO, go north on Hwy. 127 4 miles to County Road 170th, then west about ¾ mile and Tracts are located on north and south side of 170th Road.
Location of Tract E: From i-70 at Sweet Springs, MO go north on Hwy. 127 for ½ mile, then east and north on State Road ZZ about 7 miles.
TRACT A: 240 acres, m/l, located in Sec 9, Twp 49, Range 23. Tract has 175 cropland acres, and FSA base acres are wheat, 4 acres, corn, 60.3 acres, soybeans, 56.4 acres. Tract is bordered on the east side by Boulder Avenue and on the south side by 170th Rd. Soil type is predominately Mandeville silt loam.
TRACT B: 80 acres, m/l, located in Sec 16, Twp. 49, Range 23. Tract has 70 cropland acres, and FSA base acres are wheat, 1.6 acres, corn, 24.3 acres, soybeans 22.7 acres. Tract is west of Hwy 127, and bordered on the north side by 170th Road. Soil type is predominately Higginsville silt loam.
TRACT C: 160 acres, m/l, located in Sec 16 and 21, Twp 49, Range 23. Tract has 125 cropland acres, and FSA base acres are wheat, 2.9 acres, corn 43.2 acres, soybeans, 40.4 acres. This tract is currently all in pastureland. Soil type is predominately Weller silt loam. Tract is bordered on the south by 157th road, and is west of Hwy 127.
TRACT D: 490 acres, m/l, located in Sec 15 and 16, Twp 49, Range 23. Tract has 406 cropland acres, and FSA base is wheat, 9.2 acres, corn, 140.2 acres, and soybeans, 131.1 acres. Tract is bordered on the east side by Boulder Avenue and 170th on the north side. Predominate soil type is Weller silt loam.
TRACT E: 100 acres, m/l, located in Sec. 6, Twp 49, Range 22. Tract has 88.11 cropland acres, FSA wheat base is 1.97 acres, corn 29.87 acres, and soybeans, 27.94 acres. Tract is located at a corner of State Rd. ZZ and is bordered on the south by 180th Rd. Soil type is predominately Arispe silt loam.
On Tract A, Tract B, Tract D and Tract E, the new owner will get owner’s share of the growing crop. On Tract C, which is currently in all pasture, the current renter has pasture rental rights according to agreement with current owner until March 1, 2021. Pasture located on Tract A, B, D, the pasture rights will go to current renter until March 1, 2021.
Terms: 10% down day of auction, payable to Truman Title Company. All 2020 property taxes will be prorated.. Seller will furnish title insurance. Balance on purchase price will be paid at closing on July 15, 2020. Possession of all pasture and farming acreage will begin on March 1, 2021.
